House Rules

  1. In the accommodation facilities known as Apartmán Hory, Apartmán Háje, Apartmán Lúky and Apartmán Lesy (collectively the “Apartment”), operated by SERIO s.r.o., Nad Medzou B-16, 052 01 Spišská Nová Ves, Company ID: 46 696 822, registered in the Commercial Register of the District Court Košice I, Section: Sa, Insert No.: 30105/V, Tax ID: 2023546272, VAT ID: SK2023546272 (registered pursuant to §4 of the VAT Act) (hereinafter referred to as the “Apartment”), accommodation is available to a guest who has booked and received confirmation of accommodation and related services from the Company, and who has duly checked in (hereinafter referred to as the “Guest”). For this purpose, the Guest is required to properly complete the Registration Form in accordance with the General Terms and Conditions (GTC) issued by the Company and published on www.vsrdcitatier.sk.
  2. The Company primarily provides accommodation services to its Guests in the Apartments (hereinafter referred to as the “Services”).
  3. In exceptional cases, in particular if there is a technical fault in the Apartment which prevents the Guest from fully using the Apartment and the Company does not have the capacity to relocate the Guest to another Apartment, the Company may offer the Guest alternative accommodation, provided that it does not substantially differ from the accommodation originally agreed upon between the Company and the Guest.
  4. The Guest is obliged, upon moving into the Apartment, to immediately report to the Company any defects, discrepancies, or objections discovered. The same obligation applies if the Guest discovers any damage to the Apartment or its inventory during the stay. If Company staff discover damage to the Apartment or its inventory after the Guest’s departure without prior notification from the Guest, the Guest shall be obliged to compensate the Company in full for the damage caused.
  5. Guests can check in from 15:00. In exceptional cases, in accordance with the GTC, earlier check-in is possible if previously agreed upon or if the current situation in the Apartments allows it. The Company provides early check-in services for a fee in accordance with the GTC and the Company’s current Price List, usually €10/hour.
  6. The Guest must vacate and leave the room no later than 10:00 on the agreed day of departure, unless otherwise agreed with the Company in advance. The Company provides late check-out services for a fee in accordance with the GTC and the current Price List, usually €10/hour. If the Guest does not vacate the room by the set time, does not have an extended reservation, and the room is booked for other guests, or if the Guest ignores the Company staff’s request to check out or is absent, the Company reserves the right, in the presence of a two-member committee, to record the Guest’s personal belongings and store them in a safe place so that the Apartment can be made available to the next Guest with a valid reservation.
  7. If the Guest requests an extension of the stay, the Company may offer accommodation in a different Apartment than the one originally occupied.
  8. Additional conditions regarding “No show”, “Late check-out”, “Early check-in”, or accommodation before 07:00 are specified in the GTC.
  9. Guests must observe quiet hours between 22:00 and 06:00.
  10. Guests are not allowed, without the consent of the responsible employee or Apartment manager, to move furniture, make alterations, or perform any interventions in the electrical network or other installations in the room or other premises of the Apartment.
  11. Smoking is strictly prohibited in all rooms and interior areas of the Apartments and their common areas, except in designated and clearly marked smoking areas. In case of violation of the smoking ban and related damage, the Company may impose a penalty of at least €100 (one hundred euros) or up to the actual amount of damage caused.
  12. The Guest acknowledges that, if necessary, a Company employee is authorized to enter the room (e.g., housekeeping staff for cleaning, maintenance personnel in case of a breakdown, manager for inspection, in case of imminent hazard, violation of house rules, disturbance of other guests, or for complaint resolution purposes).
  13. For safety reasons, it is forbidden to leave children under 10 years of age unattended in the room or other areas of the Apartment.
  14. Before leaving the Apartment, the Guest must turn off water taps, lights, and electrical appliances, close windows and balcony doors, and lock the entrance door to the room.
  15. The Company is liable for jewellery, money, and other valuables only if they have been deposited in the Company’s safe based on a written confirmation, in accordance with the GTC.
  16. The Guest is liable for any damage caused to the Company’s property in accordance with applicable laws and relevant provisions of the GTC.
  17. The Company is not responsible for items that the Guest forgets or loses in the room or in the common areas of the Apartment. Lost and found items are registered and stored for 6 months from the date of discovery. Forgotten items will only be sent to the Guest upon request, and in such a case, the Guest shall bear the shipping costs.
  18. The Guest is obliged to familiarize themselves with this House Rules document and comply with its provisions. In the event of a breach or violation of good morals and/or ethical principles, the Company has the right to warn the Guest through a “warning letter”, and if the Guest does not respect the warning, the Company is entitled to terminate the provision of services before the agreed end date. In such a case, the Guest is not entitled to a refund for the services. The Company also reserves the right to refuse future accommodation to Guests who violate the House Rules.
  19. Complaints, claims, requests, and suggestions for improvement may be submitted to the Company’s responsible employee. The Complaints Procedure is available on the Apartment’s website: www.vsrdcitatier.sk.
  20. In case of early termination of the Guest’s stay, the Company reserves the right to charge the Guest cancellation fees according to the valid cancellation conditions stated in the GTC.
  21. The Apartment displays an evacuation plan and evacuation directions in a visible and accessible place. Guests are obliged to follow these instructions during their stay.
  22. Personal data provided by Guests for the purpose of fulfilling the legal obligation to record accommodated persons will be processed by the Apartment in accordance with Regulation (EU) 2016/679 (GDPR).   23. This House Rules document is posted in the Apartment and on the website www.vsrdcitatier.sk.
  24. This House Rules document becomes effective on the date of its publication. Any conflicting provisions in the GTC take precedence over this House Rules document.
